This part of the island is probably the most diverse region (based on property types and features) and the largest geographically.

TenantCloud may be free, depending on what features you need, so you might want to give it a try if you are just starting.

Granted, the beach is walkable (probably the most important walkable feature)., but it doesn't seem easy to get anywhere else in town by foot.  

In addition to regular security features like motion sensor flood lights, security door & window coverings and cameras, did you know you can hire security dogs to come live at the property while it is vacant?  

I use the advanced feature to break down rehab costs by category, but all the costs show up as "misc" when exporting to PDF. 

The tenants will wear down all its fancy luxury features, and paying higher than anything around for speculation on appreciation reasons is just gambling.

Floor-to-ceiling windows and an open-concept floor plan are among the features of note.

If you're using a property management software, I would make use of their marketing/listings feature too, since they usually post listings to a wide variety of websites.
