@Tina GroveI also recommend joining the local REIA community and two decent one are: www.tristatemixer.com and www.mreia.comBoth clubs have consistently strong attendance and cover a variety of subjects such as: buy & hold, rehabbing, note investing, private lending, etc.

To the South you have Rodney Parham which features stores including the Whole Food type grocery store, that are consistent with "A" and "B" class areas and to the North is Cantrell Dr which will take you quickly to Midtown and Hillcrest.

I will highlight my 2 cents as a 15-year LL veteranDennis M from Erie makes a solid point - $500 deposit will not cover the extensive damage that a pet can do and the repair work that may need to take care of.So YES - you can get a little more money with non refundable deposits, or deposits, or higher rent.BUT actually keeping that money at the end of the day is hard to do.One thing no one has mentioned - that is that good prop mgt requires regular consistent checking in on the property - even better when you can drop in on a repair when they are not home or not prepared for your visit.

@Michael Raposo What I’ve consistently heard - and I think it’s in the building codes - is that a bedroom must be at least 80 square feet, have a door, window and closet.One of the home inspectors I use pretty often told me a couple of weeks ago that in his continuing ed class, he was told that securing an armoire to the wall counts as a closet.I’ve also tried to source all that, without success.
