I have dozens of clients doing this in New Jersey most of which come from no construction background, they simply use preferred vendors we have in place (not GC's) which lowers renovations cost because there is no middle man. 

They were on the market for 53/77 days on the market before they closed.

I rented out 3 of the four garages and the first year was able to rent it without doing any work.

They’re not the best.

Most folks are charging 10% of the rental rate for monthly PM fees. 1 months rent for a leasing fee and couple hundred for a lease renewal.
