You are paying taxes on the gain, not the cash received. 

We moved out in July 2024 and is now cash flowing $700/month with both units rented!

I've seen some logical points made that under estimating Cap Ex may not be realized until many years later when a few larger than expected expenses eat up years of "cash flow".

His current monthly Payment Breakdown:- Principal: $314.66- Interest (3.875% rate): $578.779- Escrow: $700.79-TOTAL monthly payment: $1,594.24Estimated rental income: $1.2k - $1.6k per month.Would love to somehow capitalize on the existing fixed rate, but at his current monthly payment and the estimated rent it doesn't seem like a great opportunity for cash flow.

Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio.

My thought process is make the cash now and invest in real estate later but I’d love to hear anybody else’s insight. 

The rest of the money sits in cash in the opportunity fund.

So your question translates to “how do I find / seek cash flowing properties.” 

Please correct me if im wrong.That said it seems the airbnb short term rental business is doing okay (some cash flow?).
