You should consider putting together a pamphlet (of sorts) with pictures/video of the house, average rent (rentometer.com / finestexpert.com), CAP rate, comps, and house details of course (asking price, bd/ba/sqft, etc) Then I would jump on postlets.com and publish the information you put together. or Send the pamphlet to some wholesalers/investors and offer them ~$2500 if they find a buyer.

"Due on sale clause if the loan is called on a sub2 or wrap", -not likely will be called if the loan is religiously paid on time and insurance is kept up, but it is possible.There are wrap, sub2 and lease option videos on my BP Blog.And "caveat emptor" on wraps and sub2, Just because you CAN do it, (i.e. buy on a wrap or sub2) does not mean you SHOULD buy it.

.****** experience for us first time renters.We are the 3rd tenants of this home(verified it myself with the owner).We do however have a great home all newly painted, cleaned all the nasty dirt away and are ready to move in this weekend.Any tips on how to handle future interactions here with the two landlords?
