Current rent rate?

I have a great locked in rate and want to use it to my advantage - without doing a traditional sale.Has anyone - or is it possible - to sell my own house utilizing the wrap around mortgage principles?

I.e. flipping a $100k house may yield you 30%, but that is only 30k profit, versus flipping a $1mm house at 20% profit, where you make $200k.  

Additionally, property taxes and HOA fees are often higher in these developments, and it might take time for rental rates to stabilize.

I've heard about how helpful the forums are and wanted to try posting my situation on here for some tips and guidance.I'm just starting my investing journey and my friend informed me of a house in my area that is about to go to Foreclosure. 

To get 100 NEW warm leads a mo you need to be marketing to 100/0.02 (2% response rate) = 5k new leads / mo.   

Especially with high interest rates

In general you should start looking for a single family house that has zoning regulations that allows to ADU (Accessory Dwelling Unit) or can be setup to house hack. 

I currently live in Silicon Valley but house prices aren't feasible for me here.
