When I did all this I took it in stages, initially had approx. 25, then looking at the next data parameters whittled it to 10, then 5 then 3.

We staged 2 of the 3 units and my realtor put the property on the MLS as 'coming soon'.

Do you currently have it under contract or still in the underwriting and negotiation stage?

I feel I can be happy AND right once I prove it, but really don't want to go through the unhappy stage while we get the setup for the returns going..., but would appreciate all thoughts or ideas to help an investor in the wings on stage left? 

What I don't have, is specific experience relating to brownfield redevelopment (in the $3-6MM range) and engagement/grants/funding under the various strategic and redevelopment programs like OPRA/BFRA and other, more local revitalization programs.I am in the very initial exploratory stages of potentially acquiring a large-ish industrial parcel in the downtown area and have pitched a general concept that the controlling authority likes.
