Hi all, Thanks in advance for your collective wisdom!

There is a lot of investing wisdom I gained from Jim, not just in the equities markets, but also the way I like to approach real estate investing.Here are a few of my favorite quotes from Jim.1) The fundamental strategy is this:  stay with what you know and expand on it.

I appreciate the advice and wisdom - but what is the penalty for them Violating the terms of their lease by Subletting and Keeping a pet- both documented Violations of their signed lease agreement ?

All I can do is re-confirm some of the wisdom that helped better my REI game:1) Patience as recommended by @Jim K. - Although you'll hear a lot of folks saying that massive action is they key to success, I would say that smart/intentional action is the true key....and before you do that, you should have a confident/competent level of knowledge & understanding. 2)  As @Andrew Gaynor said, read David Greene's book on Long Distance Real Estate Investing.

Too much wisdom in previous comments to just overlook and think it'll work out for you. 

Failure is your greatest teacher so don't get down on your self when you fail ( you will fail at some things ) but you got to get back up with that wisdom you just earned the hard way.
