Not saying don't consider the options you have but stop trying to analyze too many options though and take advantage of the first opportunity that makes sense that comes your way.

Also want active RE income from rehabs (primarily SF, but could also be small MF or even small retail).Other criteria/wants on the list:-  Mountains...real mountains, not hills or far off across the grasslands mountains, but real mountain views and access to hiking and skiing, etc.-  Family friendly and decent schools- Within 1 hour of a really good children's hospital and an even closer decent ER.- Within 1 hour of an airport- Low taxes!! 

The plan is 3BR condo or small multifamily and I've been watching the market closely for the last 6 months.Targeting properties along the "Milwaukee corridor" (Logan Square/Avondale to Noble Square) that are within walking distance to a Blue line L stop.

By replacing UBIT with corporate tax, the rate drop is significant enough that the net after-tax ROI to the IRA may still be favorable relative to other passive opportunities the IRA may have access to.This is not a meaningful strategy for the typical $50-$100K IRA, but for someone with the capital to really do a volume of flip transactions, it can be worth exploring.
