David, the amount you will have to spend to locate the property (run adds, put up signs, buy lists and etc) is not comparable to the amount you would have to invest if you wanted to personally buy that property, hire a crew to fix it and absorb the costs of owning that property before you could sell it.

I would definetly consult with an attorney before and ask if you would be able to get these people out of your property in you needed.If may just be easier to steer clear and try to find a good applicant with a SSN#Or, if there is a company that employs a lot of people without a SSN# you could reach out to the company, ask if they need housing for there employees, and then rent to the company instead of the person.

When I am looking to buy properties, I have to walk through personally to not only see the aesthetics but also the systems and layout which are hard to evaluate from pictures.
