Putting HVAC in any unconditioned space is a big no-no and should be avoided, if at all possible.No matter what you choose, make sure the contractor does a complete manual-J calculation (and ideally blower-door test) so that you know the system is properly sized.

Looking at this chart from my excel sheet it looks to be a bad investment, Even bringing the purchase price down by over 100K still brings me negative cashflow over the first 2 years due to the rehab budget.

I looked at houses / townhouses similar in size and amenities.I sent the addresses / listing to housing for them to review and wrote up a justification why those unit were the appropriate comp. vs. the comps they wanted to use.

They have been doing this for years pre-covid.None of my clients own gyms.Only way I would look at that is if for that box size of say 30,000 sq ft rent was like 6 bucks a foot when I knew I could get 10 with another tenant.
