Hard money is generally property by property, so if they will give you something like that which says they've approved you, that's a great start, but they generally need to see the deal before they'll commit to anything.

Here are the figures of a property I am wanting to wholesale:ARV: $130k * 70%= $91k- $15k in repairs= $76k- $5k wholesale fee= $71kNow the 15k in repairs is speculation because I am going to see the property on friday but the seller said it does need some work(its about 1830 sq ft).

I know some title companies in Chicago do want to see the separation by 2-3 days, but again that is a situation where they are not competent or comfortable enough that they can document that there were two distinct transactions which were separately funded, the first by you with transactional funding and the second with other funds from your end buyer.
