It's hard for me to agree with others who say these are "scams" or a waste of money.

It's hard, but it's important to really understand the process and only work with professionals (there are a lot of people out there scamming folks in this situation).  

Have you heard of any scams like this?

Make sure nobody copied your listing and is using it as a SCAM on Craigslist. 

Any advice on this matter as well would be appreciated and I think relevant for the OP as well.Specifically, how can one get scammed in a JV?

I figured it was a scam and found other reviews about the astronomical cost here on Bigger Pockets after I posted.

But the above posters are right this just screams of a "something is missing" scam.
