The 10% down vacation home loan is a FANTASTIC product but you do want to make sure you are coloring inside the lines when using them and not bending the rules.

I may put a deck or pergola and that is about it.But a nice colored paver driveway, drought tolerant or low maintenance front yard will quickly add value to it.

It's a smaller, older home with mint color aluminum siding but a brand new roof.My intention would be to repaint it white, clean up all the sporadically planted mish mash of random foliage.I agree with you - I think tho these are affordable (I can do both of these tasks), I think it will add considerable value.

We would have added an accent to the island face or a backsplash using mosiac tile to add some color & flair.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Folks like that too as they can then pick colors and finishes.

I will say that the property value rose a lot through appreciation and value add and then fell some in value since around May. 

What got me was the dark colors on the walls near the living area, kitchen and hall, it may make me feel kind of claustrophobic especially since it's in a narrow space to begin with.  

These are the sort of properties that get advertised in fancy little full color brochures and that get mailed directly to prospective buyers.

Obviously a new coat of paint (different color) would help.

I’m tempted to put your bullet points into a grid and hi/med/lo color code everything to see which option is greenest but I think I’ve already gathered where in that spectrum I want to be.
