Brian BurkeAre my assumptions correct in that in order to successfully use the 80% rule you have to:1) Be doing more volume, accept smaller profit margins2) Buy materials in bulk for bigger discounts3) Continuously roll crews to new projects therefore justifying a greater discount in labor4) Find an agent willing to accept less of a cut (< 3%) in order to have the rights to all your listings 5) ???

Disclaimer: I haven't heard of anyone doing this, but I don't see any reason why it wouldn't work if you found the right person.A good PM has what I would call (for lack of a better description) an "authoritarian" personality type, and is able to let confrontation roll off their back.

You are allowed to do owner financing even with more than 5 properties in a rolling 12 month period, you just have to process your buyer through an RMLO (Residential Mortgage Loan Originator).

I spoke with an out of state owner a few days ago that lives in Las Vegas (the property I was talking to him about was in Dallas) and he told me that Liberty, Nevada, just North of LV apparently has been seeing around 30% gains over a 6 month rolling period.
