Thats a HUGE assumption.... there are plenty great ones out there but this forum is filled with posts about ****** PM's and contractors...... horrible and unsafe work....contractors that rip people off and disappearIf you have a great PM and reliable contractors that do good work, they are worth every penny. 

Your mentor has needs; try to meet them and develop a mutually beneficial relationship.A mentor can benefit your growth, but it's not as simple as one post on a forum full of strangers.

Everyone should read the entire series of posts on X but to highlight the two largest red flags:1) They had to raise millions of dollars to fund the operational shortfall of the investment while still falsely claiming to investors a 5% average annual cashflow.

They’ll show you what they earned last year so you can get a sense of what to expect, but be sure to look at revenue/ occupancy trends over time to see if the market is trending down post-2021 (and give their totals a haircut for your own forward looking projections if so).
