You want to make sure you get copies of all leases and if there are none get a recourse document form seller if something were to pop up after closing.Make sure to consult with an attorney to draft the offer to purchase contract so you do not miss anything.

Question is too broad.A TENANT before moving an existing business, starting a new business, adding another location to a business wants to know the strength of the area and the strength of the developer backing the new ground up project or running the existing facility.Mom and pop tenants might take more of a chance than larger regional to national brands.
