I started looking for deals that would cash flow positively but only looked at SFHs and small-multis...the numbers on this condo met my criteria, the seller was motivated, and there was no logical reason not to pull the trigger--so i did it.

You need to have something of value in the partnership or money for coaching.

I do however think that before we pull that trigger that we have options.

My understanding is I have to form an entity that will hold 90% of its assets in an OZ, and it has to be a partnership or corporation not an LLC? 

This is the value add you need from your agent and will give you significant confidence pulling the trigger.

So I decided to pull the trigger and buy my own.

If not, would this be a potential service or partnership opportunity?
