@Eric Veronicayeah the per unit min was surprising to me as well, mentioned nothing in the online application...The subject property is 4 units, future properties would be 2-4 (that 1-4 was a typo)

I found the property online and it's been listed for over 90 days. 

I look online at the BAH that a SSgt earns. 

I got his number from a inspection report that was filed online and is public record.

I have two paths forward to get my first deal done, and I'd love to tap into the collective wisdom of the BP community for feedback.Option 1: Buy my own small multifamily (2-4 units)However, it's been difficult to find actual "deals" and candidly I haven't put in the effort to go all out, with direct mail, digital ads, out of state owners, etc. mostly just working with brokers and looking at the various online sources. 

How can I protect myself I were to proceed with this joint venture deal (trusting the partner's integrity, exit strategies, etc.)

I spend extra time when I'm spending money to make sure I get the best value from that purchase.Example, new TV 3k, other places 2500, few other online retailers 1800.
