Seller Financing Question

Hello!  Hoping to get some help with this. I am new to real estate investment and there is a multi-unit property that I am interested in purchasing and I'd like to approach the owner about seller financing.  I found the property online and it's been listed for over 90 days.  Do I need a real estate agent for a seller financing negotiation or is this something that I should do on my own?

Also, is it common for the owner of a multi-unit property to state that a potential buyer cannot view the inside of a property because they don't want to disturb the current renters?   And is it common for investors to buy multi- unit properties without viewing the inside of them?
