So if you think the prices on these 2 quotes are high then when I find a good roofer who is reasonable with price I will go with that regardless if he is on Carlisle's list or not.

In Florida, coastal areas tend to offer the best opportunities for STRs, especially given the saturation in the theme park areas of Central Florida but I'll let the full time operators chime in.

We look at what we can offer our investors and this again is deal/market dependent, but we our goal right now based on a 5 year hold is 15-20%IRR, 7-8% Cash on Cash, 20%AAR and 2x EM.

And that makes it hard to make a competitive offer.
