We have consistently seen, across the country, that the trend is to urban city centers with cultural amenities rather than big box stores with plenty of parking.  

I like the "outside of the box" thinking.

As Jay pointed out, even though most of us require personal guarantees, they do not really do much except let us check the "character" box.
