One of the hard money lenders I work with recently started a 75% of ARV rental loan, that makes almost every single family property that is a half way decent deal come out to <15K out of pocket.Since you're so early on it may not be as beneficial for us to build a business relationship yet but if you'd like to analyze a deal together maybe on a weekend I would be open to sharing experience.

It's usually beneficial to pay off some mortgage before paying off HELOC as the interest is greater on the front end of a mortgage than the interest charged on a HELOC...I'll do that until either the mortgage interest is lower than the HELOC interest OR the number of months to pay off the HELOC is equal to the end of the draw period.
