@Jennifer S.you did the right thing. i sold a 6 unit in beaumont ca in 2020 with a great mix of 3bd and 2bd's and i regret to this day. i could have easily refinanced it and bought another acquisition

-micron(local tech company) is adding 15k jobs over the next 5 years-meta(Facebook) is moving outside of boise because of low energy cost and taxes.

From a lending perspective, anything property with more than 4 residential units OR has non-residential uses (office, retail, mixed use, etc) is commercial.
