Finding comps on MTRs is a long process and if you choose to do it yourself make sure you look at a variety of sources: Furnished Finder, Airbnb, Zillow, etc. 

Your future leases should include that this is your process. 

You can do most of the screening process and background check part from afar and get a new tenant set.

However there will always be props that go through the full process that will never change.Very much agree on the FLA condo situation very scary for owners and debt holders I have to think.

Private money is good for maybe acquisition but not construction due to the draw process . 

Rinse and repeat, and in five to seven years, you could have a handful of properties.It's not a fast process, so keep your head down and put in the work. 

It's been a learning process but worth it in the end.

@Carlos Ptriawan -To reply to some of your questions above:The standard minimum investment into DSTs has been $100k for quite some time, but I've seen sponsors process transactions as low as $40k.
