I Work for a multifamily brokerage and so I am often on bigger pockets learning the industry.

I have mentioned a few times on BP For all these folks trying to bust into the business but need to make money this is a great way to learn details and make cash without having to spend much if any money other than a computer scanner printer phone. 

I jumped at the opportunity to learn the business and it has been amazingly simple.

I am just a person on an internet message board, but have known enough attorneys and seen second and third hand enough lawsuits to know you are getting dragged in no matter what.Just a few things to think about before you start spending money to transfer, just to learn that it will cost you a lot more to have things like commercial insurance, commercial mortgage, business utility account (not more expensive, but typically require a large deposit to remain on account), etc.

I am working on an outline to provide to the graphic designer and need some help focusing in on the information and style to present to accomplish my main objectives with the packet.

But we both are determined, have an eye for design, and enjoy the learning process. 

It would probably be a year or two before i could get my first investment property anyway. no downside, until i just learned it would be 4+ years for conventional loans.

A couple things I learned were:-Financing may be difficult.
