I am starting off slow, currently bird dogging.It is easy for me to find properties but I want to go beyond that and assist in marketing properties once they are under contract (ex: bandit signs and social media marketing).By doing this am I acting in the capacity of an agent or broker?

I agree, easy to threaten to sue for the difference between the two.

I imagined there would be an easy way to request a reference the same way you can on LinkedIn, but I can't seem to find the way to do so. 

Acquiring an existing business is a very easy way to get into the game but make sure you understand all the risks and not take broker/owner's advice because they have a conflict of interest  - they want to sell you their business at the highest possible price.

However, if the agreed price is close to value, the appraiser will find comps that justify the purchase price as that is easy to do.So you can only expect the appraiser to save you from grossly over paying for the property. 

Should be easy to find, just find other multis being built there, go to the planning office and ask who is on the permits.

No comments on this specific issue but reading your line : The neighborhood is now trendy and property values have skyrocketed and will continue to do so I imagine.Its easy to believe there will also be future growth and then the market shifts, neighborhood etc.  

The Register of Deeds said it's super easy and need to get a Deed, and another form but "arent allowed" to tell me exact forms. she did say fo ro Staples, they have the forms I need.

It was a terrible experience, which I  now realize that I am not over yet even though it has been many years ago.So I started a software company for property management to make it easy for landlords to manage their own units.
