Two houses two contracts fell throughBoth were past inspection period and buyers approved inspection First property buyer and their agent claimed they didn’t know it was a mobile home even though it stated it was in MLS and it is easy to tell from outside and inside I let them out of the contract what would you have done?

I am starting off slow, currently bird dogging.It is easy for me to find properties but I want to go beyond that and assist in marketing properties once they are under contract (ex: bandit signs and social media marketing).By doing this am I acting in the capacity of an agent or broker?

No comments on this specific issue but reading your line : The neighborhood is now trendy and property values have skyrocketed and will continue to do so I imagine.Its easy to believe there will also be future growth and then the market shifts, neighborhood etc.

The Register of Deeds said it's super easy and need to get a Deed, and another form but "arent allowed" to tell me exact forms. she did say fo ro Staples, they have the forms I need.
