I want to get this process more automated. 

I use the exact same process and criteria for everyone and document everything.

While this is not all inclusive, I went to Verifvest and looked around on their website and the list of groups that are paying to be a part of that verification process.  

It was a trial run to learn the process. 70% of the properties we were interest in bidding on got removed the day of the auction.

Etc.Your net-work is huge in this industry, so I'd encourage you to go to local meet-ups, spend time with other successful investors, etc.

My team and I recently created an LLC and are in the process of securing 2 deals that will be owned 50% by our LLC and 50% my our partners’ LLC.

It does not matter if probate was opened or any notices sent out or anything similar.I understand your reasoning, but it is a constitutional due process issue that you cannot take someone's property away from them without due process of law, which includes notice.
