@Mike Wood Yessir you are correct. response to @Bryant Brislin I have talked to 2 lenders.

If the upstair tenant is in volition of the lease you could hold them somewhat more accountable to their children during those hours.I agree kids are kids and thick carpets or rugs may be your best response.

I built a pretty solid relationship with them so I suppose thats why they're offering so high for me.

W/D will be used/refurbished and I'm looking for verbiage to add to my lease confirming that tenants use them as is, and LL is not responsible for repair/replacement.  

Good solid internet for streaming is essential these days for STRs.
