Our dilemma is we so much going already. 

I am an information security director for a health care organization in Eastern Virginia and an absolute noob to the world of Real Estate but very excited and motivated.  

In San Diego, the tenants cannot currently be evicted for any lease violation that does not have significant health and safety impacts (includes pets, smoking, number of tenants, damage to the unit, etc.) and cannot be evicted for missed payments. 

(even the optics are bad, if you consider it in terms of personal health and welfare of the couple against deferred taxes...)Best option is probably to start looking for a different horse. 

Personally I'm retired living on a fixed income, due to health problems I cannot work a ordinary job.

I though I read somewhere that perhaps I could take advantage of group rates on health insurance if multi-member.

@Patrick Shaw if your mental health is at stake find another place (without snakes) and face the music if there is any to be faced.

The VA loan is restrictive on health and safety codes.
