There are some decent multi-family deals in Round Rock, that have a good amount of potential; solid growth rate, potential to ad value through TLC upgrades, and that are not to far away form your job. 

I got a landscaper to check it out he said build up the dirt then put limestone rocks supposedly it soaks up excess water.

If everyone uses it, your rocking, it not, o'well.. at least you can say you have coin machines in the building when showing the property.Over all, it's not going to fetch you much in terms of improving a deal, but it will help move units faster when trying to rent them.

I think you will find there is a lot of opportunity here.Sadly, I will be in Little Rock for work during the next meet-up, but I look forward to the next one, hopefully I will be in town.

We got our first house in west orange NJ in 2007 when prices had not hit rock bottom yet.

The interesting part about Tulsa, is because of housing being at such a low cost, and rental rates being decently high comparatively, you can purchase a newer home with few issues, or a rock steady rental, instead of having to buy a sub class of house.

I know in TX and other southwestern states there are concerns about stacks of wood, rocks, etc that can attract undesirable animals like snakes.

There are "stud finders" which will detect where the stud is behind the sheet rock.
