That would really help move things along for you because you could go up in price point.I think you should do both if you can get the financing - search for the duplex or triplex opportunity to move into, but at the same time explore the BRRRR strategy, as it is the best way to acquire rentals with limited money out of pocket with exception to creative financing.

Which is going to leave you less than your $30k you're hoping to walk away with.It sounds like you're exploring this option already, however, I've had luck with a local bank that will lend up to 90% LTV on investment properties as a line of credit. they will even cross collateralize multiple investment properties.
