You don't have an exclusive relationship with the buyer's agent, and instead most commercial brokers work both sides of the deal.

Is there a time frame where that exclusivity expires?

I'm a 3x house hacker personally, and almost exclusively work with house hackers/investors around the country.

However, we sold our previous primary residence in 2021 and need to wait until 2023 to qualify for the homeowner's exclusion again for tax purposes.

It's always important to know what's excluded (and/or limited) in your policy, and if that item is a typical exclusion / limitation, or one that your giving up just to save premium. 

Now, I'm definitely getting bookings from people who use to stay exclusively in hotels, including business travelers. 

To me I stayed clear because some politician will read some sad story on them and next thing you know you will be on the cover of some newspaper as a scam artist (which they are not scams just to be clear).The premise is you give someone a loan for let’s say 20% of the property but you get 35% of equity when they sell or pass away.

As I remember it they bought the HOA portions of the neighborhood, sidewalks, parking, etc for an exclusive neighborhood near Presidio.
