Work, work, work then the money will always come even if it’s a month or two later then expected, be grateful you are making a commission at all, it’s not easy, it’s cut throat and competing against other agents and getting sales should be your main concern.

Well a couple things I can respond to...As far as the cash vs. leverage, check this article out that breaks the options down-https://www.biggerpockets.com/renewsblog/2015/04/1...My one thought on that is if you think you may want to leverage, it'll be easier to do it before you retire just so you can show easy income.

It could have a lot of deferred maintenance and is cosmetically outdated which can have an effect on how easy it is to rent.

I know some of the mechanics are old and will need to be replaced soon, I’m just concerned about a city inspector coming in and making me do costly updates right off the bat, which would cost over $50k easy.
