O&E title searches will only show ownership history and recorded encumbrances / lis pendens.Like you said, they are checked with a couple phone calls.

@Joshua D.I dont see things like SFR or multi or commercial...I see numbers...and if they numbers work I will buy a school bus and rehab it and rent it out...whatever makes money...just like I dont see different property classes...A, B, C, D, E, F, G...means nothing to me...I see a "unit"..an "asset"...taking off the blinders has improved my income 20x...you will be amazed how well things work when you dont drink the Kool-aid everyone feeds you...
