Dude could take your money, whip a carton out, and drop into a brown bag in two seconds flat.

But if the tenant ends up being a dirt bag I’m not suffering through a year of crap.

You can take the covers off and clean/vacuum off the heating elements as they accumulate a lot of dust. 

Literally everyone who hasn't had a recent duct cleaning has some sort of dust and funk in their ducts that doesn't hurt anything....and you just need to get rid of the smell as cost effectively as possible! 

Cleveland is a mixed bag for me.  

Now, the banks are tight on underwriting, what if they losen and people start getting approved and leaving rentals in the dust?

Still a Californian or newbie on BP will be convinced it has great cash flow and be the next bag holder unfortunately.

I'd empty the contractor trash bags into dumpsters other people owned (where I knew they'd be picked up the next day).

Your idea of sacrifices (accepting free cars, buying Nike shoes, Coach bags, Premium Cable/Internet, Etc.) are pipe dreams for the vast majority of Americans and I understand why people would mock your 'sacrifices'.
