@Andrew Simms the product is called Rust-oleum, tube and tile refinishing. the process takes a few hours to complete, mainly the cleaning and settling time in between coats, which i typically I do 2-3.

If that is present it is an indication that the crack has exposed the wire mesh that the scratch/base coat is applied over and is getting in exposed to moisture (rain, dew, sprinklers, etc).

Consider yourself lucky.If the tenant stays 1 year or less I can get away with touch ups.Anything longer I'll just do a full repaint, 1 coat, walls and trim.Ceilings should go a lot longer and usually only need a repaint if there was a leak from above.
