Ease of tracking expenses for me and accountants is the other major factor for me on the software.I'm hoping some experienced voices could provide a sanity check, but if we can thread the needle financially this would be a win-win-win at a time when money is only getting more expensive.

I feel pretty sure that the single home only is county so I would check that.You need to decide if the juice is worth the squeeze. 

I have all information saved luckily on Feb 22 I sent an email the the debt collector, they stated that if the information checks out they would stop with collection proceedings.

Many upstairs bedrooms do not have egress that is needed in a wildfire area, so check if the windows open, and if they are large enough for egress. 

Establish some "safeguards" to keep them honest and consistently check their work.

Surprisingly in my opinion Dayton is a better market because of the housing inventory market, tighter supply pushes prices up. check their average price against the rest of them.
