In my opinion, the more income you have, the higher the allocation should be towards stock / fixed income.As much as you can make real estate passive(Hiring a PM, getting into syndications), there is still a level of work that you need to do.Why spend hours when you already can afford what you can.The extra return isint' worth it.

Hi Vadim,There is a conventional/FHA program called a '203k rehab loan' which allows you to purchase a property and wrap in ALL renovation costs INTO the mortgage, so in your example above, the total loan balance would be around $70,000.

The other option could be doing a fix and flip loan, if they have reserve money and then refinance into a DSCR loan, they could be into it for less money than a conventional investment loan or DSCR from the begining.
