I would think you could find something in SD that would mimic or do better than your SJ deal, and if it was here and you manage it, you get a 8-10% boost in top line cash flow right there.

It certainly doesn't pass the 1% nor the 50% "tests", so it leaves me not feeling cold about the deal.If you take out 10% management and boost repairs to 5% your monthly profit is $71.32/mo ($855.84/yr) and your C/C return goes to 4.90%.
