Make sure the properties you compare to your property are almost the same EX: sq ft is around the same number, bedrooms and bathrooms are same, conditions on the property may be the same, etc.6.)

@scottengland I didn't do a full repair analysis as beyond the "major issues" I would have to do initially, most of the repairs would be generic upgrades (save one unit's bathroom-bleh!).
