Today I get a letter saying they filed an unemployment claim.

Different people like working with a company while others respond to the small guy type letter. 

I'm not willing to do hard money and would rather just look into financing options with longer balloon periods - any suggestions on where I should look?

It may be worth at least writing them a letter explaining your disgust with their behavior and see if they can provide a solution to prevent it from happening again. 

I need a sample of a yellow letter for the state of Alabama.

I could not even sit for the test, until I provided 5 years of verifiable experience and then I had to have 2 notarized letters from existing Master Plumbers to sponsor me to test. 

We sent out a letter proactively letting all our tenants know that if they needed any essentials or were going through tough times to contact us and we will help figure it out.

If you feel it is warranted to warn your tenant, simply write a letter citing the pertinent part of your lease the tenant is violating and ask them to cease and desist immediately.
