So will finding someone to help you plan each day the right way so you have the confidence in how each tasks you are doing is fitting into a bigger implementation path that will lead to consistent deals. 

RUN THOSE NUMBERS, and don't fudge them just because you get emotional over wanting the property.That being said, the whole managing closing on three properties, that one is all up to your multi-tasking skills, organization, and processes. 

I would not worry at this time in the paper work, which in my opinion is just busyness that keeps you await from your number 1 task, and that is getting clients.I would structure my day where I maximize this task.

If you are willing to chase your tail around doing all of the tasks you mentioned, you DESERVE the savings in commission because you've earned it yourself. 

So horrible that I undertook the tedious task of transferring all of my business (including tenant rent deposit accounts) to a local credit union.I'd recommend using a credit union if possible (they are non-profit, so your goals are aligned), or a good local or regional bank.  

We use property managers, I guess I was more dreaming that there's some way I could give someone else the rather daunting task of managing a rather tricky and not-so-straightforward entity.
