Just wanted to make sure you're thinking of everything - and I certainly agree with @Nathan G. as there's plenty of great opportunities to source a deal and partner with others who can help you take it over the finish line. 

Hi @Mike Bianchi, my approach is to find the people who are experts in sourcing deals and to partner with them by providing my expertise in investor relations and I also bring my own capital to deals.

What I have found difficult is sourcing low cost replacement window.

I'm trying to build my cash buyers list and I purchased a list of buyers off of list source and skip traced that list and got the phone numbers.

Here is what I collected as "warnings" or lessons (from various sources and some experienced myself) about foundation problems and/or repairs:1.

Buy Property A (get purchase cash from whatever source:  pocket, refinancing another property, hard money, etc.)Rehab Property A (get rehab repair cash from whatever source)Rent Property A (your due diligence should show you if you can cash flow after purchase/repairs)Refinance Property A (long term loan, pay cash received from loan to whatever source you received cash from)Repeat
