In terms of flipping unless you have a lot of construction skills, Or a good enough deal, or comfortable with hard/private lender I'd probably avoid it.

Decide which one would work best for your current skills (you will learn new skills) your area, and your personal situation.  

This industry weeds them out pretty quick.. its capital intensive, good deals are competitive as hell and most folks just frankly do not have the entrepreneurial skills it takes to create your own business and run it successfully...

In general there's a huge rental shortage so you can sometimes command greater then what you might consider market rents both short and long term.   

There's no magic to any of this, just appropriate skill-set and mid-set.

Another I had to have them tell me the issue before I called them back that was more an issue of teaching them communication skills.

These areas have potential if you have strong management and people skills.

It's a great way to fine tune your phone skills as well, you never know when you might catch a landlord at the right time where they've had enough of that property or maybe another one.
