I am looking to get into real estate investing and so far find this site very helpful.  

I wish I knew about this site when I first started out in real estate, It would of saved my self countless headaches and a lot of money haha.  

For properties on some auction sites no utilities are on and copper pipes in basement seem vandalized.

I was thinking of searching for job seekers in my area using LinkedIn or one of the other job sites, and cross referencing that with home owners in my market. 

Another person on BP that you might want to connect with is @Reed Goossens....his niche is assisting foreign investors investing in the U.S. and he could possibly be a resource for you on the issues you deal with as a foreign investor.  

We have been using creative financing options to this point in order to maximize opportunities and due to limited financial resources of our own.We have what seems to be a great opportunity to buy a triplex in Salem, Ohio via seller financing; (my husband and I analyzed the numbers, taking into account cap ex, possible vacancy, management, etc. and it is a great opportunity numbers-wise.)

Welcome @Warren Rappleyea I have been working towards my first property and have been on the site for months now stuck in the rut of making a decision and taking action, i will get there but would love to hear about your flip, what have you learned from (mistakes are all learning experiances right!)

My current focus is on Wholesale but I am completely open on taking on different strategies if the numbers make sense and the resources available.
