How do you figure out the"middle ground" for cap rates for a market?

The building is co-owned and by that I mean we have a shared wall in the middle of the building with a separate owner on each side.

The Main St/Sunnyside Ave side of campus was desirable, but the south and east sides of campus... not so much.

Same with areas like west logan square/east humboldt park, albany park, etc. huge growth. 

The other big one is El Paso, you can probably get the best returns there or in Houston, Austin is really just California lite and San Antonio and DFW are good middle ground. 

One piece of advice specific to Bloomington is that there is a huge difference between East and West.

Frequently there is a middle tier broker network within these markets that specialize in smaller offerings.  

To the East of this green is already developed along the I-4 Corridor with Lake Mary, Sanford, Deltona.
