However, you will have to know the mechanics of setting up your fund.

I agree with @Sylvia B. that it depends on the tenant but I tend to get tenants who are less mechanically capable rather than more.

@Galit Garsiel, my take is design/finishes get houses under contract and mechanicals/systems kill deals.  

You can take your time on the minor items, but mechanical systems need to be up and running for safety purposes. 

The 30 are assembled by the criterion and the 1 deal is sifted from 3 by the terms, so I'm wanting to know what mechanisms you think he is assuming for the other two steps and/or what *you* use in those steps to whittle down.

This would save money in numerous places of the construction and also enable the builder to have vaulted ceilings and such since there would be no mechanicals or ducts in the attic. 

Once you gut you need to bring mechanical and framing up to code.

If it's a mechanic shop and you're looking to change the use you're going to have to spend some money and you could even run into environmental issues.

There are quite a bit of mechanics that go into getting the property and selling it but it appears that your already researching that information.
