Generally, people don't like to "trade up" if they have to give up their current mortgage at 3.5% for a mortgage close to 5%.Buying homes in West Valley, West Jordan, even Ogden, that can function like a duplex could be a great strategy for cashflow.

Dont just hire some bad agent, because selling yourself is better than a bad agent.Getting a higher price is obviously important function....but liability in your case being a flipper will be higher.

@Caleb Heimsoth That is a tough question that, in my opinion, is a function of your end goals, your plan to get there, the cost of the education, the intrinsic value of the education, the opportunities that will be become available because of the earned degree, the opportunities available to you without the degree, and your risk tolerance.

Also, qualifying is more a function of experience, networth, credit and the income of the property itself not so much your personal income.Hope this helps.
