Where you could buy the land, use the equity in your land for downpayment, or have land loan paid off during loan process. 

This isn't inclusive but should give you a good start.

You might look into some of the real estate crowdfunding sites that allow you to invest only a few hundred dollars into whatever project you like and build up savings in the meantime so that you can take down one of these deals in the future.

If you find this is the case with a property you’re evaluating I would run away not walk as this can be a huge problem for future cash flow.

@Jessica Howell To transfer funds between LLCs, use a formal loan agreement or document it as an equity contribution while maintaining clear records.Depositing personal money into an LLC should be treated as either a capital contribution or a loan with repayment terms.

You could also ask your realtor to do this if you are using one.
